Ontario condominium trends and expert insights: An interview with Mike Wright
What experiences shaped your approach to condominium management in Ontario?
"I grew up in Burlington, so I’ve spent most of my life surrounded by the diverse communities of the western GTA. That helped shape my understanding of how different people live and what they expect from their community environment. Whether you’re looking at townhomes in Oakville, mid‑rises in Mississauga, or high‑rises closer to Toronto’s core, each neighbourhood has unique needs.Learn more about our trusted condominium property management services on our page here.
I’ve always liked fast‑paced work and problem solving, and community management certainly brings that. My role now blends field work with quality assurance oversight, uniform and inventory management, net promoter system reviews, and supporting managers and communities across the portfolio."
Mike Wright, Director, Quality Assurance for FirstService Residential in Ontario
Ontario’s residential environments are diverse. What trends stand out to you today?
"Ontario communities are incredibly mixed. Mississauga, Hamilton, Toronto, the GTA, Waterloo, Oakville, Etobicoke, and Downtown neighbourhoods each bring a different identity. Within these areas, you’ll find everything from modern high‑rise towers to quiet townhome enclaves and well‑established mid‑rise buildings.Read our article 'Expert insights on modern community management in Ontario: Trends and tips' to learn more about key trends impacting the industry.
That variety means boards rely heavily on condo management companies that can adapt their services and maintain consistency, regardless of property size. The integrated model we use at FirstService ensures that management, property services, cleaning, concierge, and client services all coordinate closely. This one‑team approach supports smoother operations and strengthens the resident experience."
What should boards look for when choosing a long‑term management partner?
"Boards should focus on systems, structure, and support. Under the Ontario Condominium Act, 1998 and annual updates guided by the Condominium Authority of Ontario, compliance is non‑negotiable, and boards need a management partner with strong processes already in place.Visit our Ontario board members page to learn more about how we can support boards from Toronto to Kitchener.
At FirstService, we have multiple layers of expertise: accounting, community managers, supervisors, directors, and support teams. Smaller companies may say they offer similar support, but they don’t have the same depth. A larger organisation also brings greater stability and continuity, which is important now that regulations require detailed record keeping, transparent financial reporting, and proper handling of owner requests."
Many new buildings in Ontario face early challenges. What concerns do you hear from them?
"Usually it’s about getting comfortable with new systems and understanding who to reach out to. Communities sometimes feel overwhelmed at first, so our role is to introduce them to more than just their property manager. They should know the regional director, vice president, and client services team, because that builds lasting relationships. When people realise they have multiple touchpoints instead of a single lifeline, they feel more supported."
How have regulations impacted boards and residents in recent years?
"There have been significant updates to the Condominium Act and its regulations, especially around director training, financial disclosure, records access, and dispute resolution. Boards now have more responsibilities, and that can feel heavy, particularly in self‑managed or smaller communities.Read our article 'Understanding Ontario condo bylaws, the declaration, rules, and more' to gain insights into local legislation impacting the industry and how we support compliance.
A company like FirstService helps shoulder that load by providing specialised teams who understand the legislation and ensure compliance. That’s a major advantage over smaller operators who may not have the resources to keep up with regulatory changes."
What differentiates FirstService from local competitors in Ontario?
"Honestly, it’s our people. You can have all the systems in the world, but if you don’t have people committed to building great relationships, nothing else matters. We focus on presentation, responsiveness, and community‑building.
When residents interact with property services staff, cleaning teams, concierge, security, or the front desk, they’re all part of one brand and one team. That connection helps create a cohesive experience."
What do your quality assurance audits look for?
"We look at presentation, organisation, signage, cleanliness, and how the building functions day to day. We think about every person who might walk through the door: residents, board members, guests, delivery services, contractors, even postal workers.
From mechanical rooms to lobbies and elevators, the goal is to ensure the building reflects the standards residents expect. These audits also help identify improvements or best practices that can benefit multiple buildings."
Can you share a recent success story?
"I recently supported a site in Hamilton that needed help reaching FirstService standards. Working with the team there, we made impactful improvements very quickly, and the regional director later shared how noticeable the changes were. When teams collaborate without silos, buildings benefit immediately."
What future challenges do you foresee for Ontario communities?
"Relationships are going to be the big one. If we don’t continue improving how we connect with communities, we won’t stand out. Our mission is to build great relationships, and we practise that every day. Property services also plays a role.
When cleaning, concierge, and maintenance staff are part of the same organisation as the condo manager, it creates a stronger sense of shared purpose."
Any best practices you recommend for improving resident experience?
"Clear communication, visible information, and proactive suggestions. As soon as we take on a building, we look for gaps and opportunities. Many residents of these new take overs don’t know all the programs available to them, including online tools or the customer satisfaction survey program. When management communicates well, trust grows and satisfaction increases."Visit our Residents page to learn more about the support we provide.
