Resale and Lender Document

Resale Disclosure Certificates and Association Document are required by Minnesota Statue when units are being resold. The seller must provide these documents to the prospective buyer to provide information about the Association’s legal and financial status and information regarding the specific unit. The Resale Disclosure Certificate Package includes the following information and documents:

  • Resale Disclosure Certificate
  • A list of special assessments (if applicable)
  • Notice of pending litigation (if applicable)
  • Current and approved budget
  • Association’s most recent financial statement
  • 30-year capital expenditures (if applicable)
  • Copy of the current Rules and Regulations (if applicable)

The Association’s Governing Documents (Articles of Incorporation, Bylaws, Declarations, and any amendments) are also required to be provided with the Resale Disclosure Certificate Package noted above. The Governing Documents can be ordered in addition to the Resale Disclosure Certificate Package or downloaded from the Association’s community web site if the Association has one.

Payment: Order these documents online at a cost starting at $200.00 for a Resale Disclosure Certificate Package, $85.00 for Association Governing Documents, or $285.00 for the Resale Disclosure and the Governing Documents. Payment must be received before we process the order. We accept payment via check, money order, or credit card, and cannot accept cash.

Processing Time: Our standard turnaround time is 6-10 business days from the date payment is received. Expedited service is also available, in which documents are available 1 -2 business days or 3-5 days after payment is received. There is an additional rush fee for expedited requests.
