    The Community Association Institute of Minnesota's (CAI-MN) Annual Vision Awards Ceremony was held at International Market Square in Minneapolis in May 9, 2013. Kim Schultz, CMCA, AMS, won the Excellence in Service Award, which is given annually by CAI-MN. The award is given to a property manager who displays integrity, reliability, commitment to the industry, loyalty to clients, and the ability to interact well with Board members, managers, service providers and other industry professionals. Promotion of ethical conduct and competence are included as part of the qualifications for this award.
     

    Kim has worked for FirstService Residential Minnesota since 2009. Her portfolio includes high-rise condominiums and townhomes in downtown Minneapolis. We congratulate Kim for achieving this honor.

    This awards program is designed to showcase the design achievements of the consulting engineering community. Firms are encouraged to submit their best projects for review of a panel of distinguished judges.The 2014 winning projects, firms and their clients are to be recognized at a gala awards banquet held at the Crowne Plaza, St. Paul Riverfront, on Friday January 31st. Carolyn Wendell, CMCA, AMS, Association Manager at 1225 LaSalle Plaza, and Sher Trombley, CMCA, AMS, Association Manager serving 1200 on the Mall, will represent FirstService Residential at the banquet. In addition, Bev Benson will represent the 1200 On The Mall Homeowners Association and Channing Weiner will represent the 1225 LaSalle Homeowners Association.

    The nearly 35 year-old 1200 on the Mall/1225 LaSalle Plaza condominium complex in downtown Minneapolis was suffering from a leaking rooftop plaza positioned above a two‐story parking structure. The time had come to call in forensic engineers to get to the root of the problem and provide a cost effective solution for the residents, the Board of Directors and the FirstService Residential Management team.

    As specialists in forensic structural engineering, Encompass was selected by the condominium Boards of Directors and FirstService Residential to serve as the project engineer and owners’ representative on the project.
    Encompass’s project scope included design and construction specification documents for the demolition
    and reconstruction of the existing plaza waterproofing, drainage system, and surface layout development of the bid package, management of the bid process, and construction observation and QA/QC during the project.
    This project was unique due to the challenges Encompass had to address with the very limited access to the rooftop plaza location. To access the failing waterproofing system, more than 700 cubic yards of soil and 15 mature trees had to be removed from the plaza, down nearly two stories for offsite transportation. All construction equipment and materials were hoisted into place by crane. In addition, an entirely new drainage system had to be designed within the very limiting constraints of the existing plaza/building structures.These difficult site logistics made for interesting engineering work rarely encountered in the reconstruction process.

    Today the new rooftop plaza brings many benefits to the condominium residents including a leak‐free garage, increased property values, and beautifully landscaped, useable outdoor living space.
