You’ll find me and my husband cheering for everything from hockey to lacrosse to soccer. I’m also an avid traveler and working my way through all 63 National Parks."

What are some of the biggest challenges boards face today?

"One of the biggest challenges we’re seeing is the balance between rising operating costs and maintaining the service levels residents expect. Everything costs more now—staffing, utilities, supplies, vendors—and at the same time, associations are trying to plan responsibly for long-term maintenance. Boards are having to make thoughtful decisions about prioritizing projects, reviewing reserve studies closely, and communicating more openly with homeowners about the ‘why’ behind financial decisions."
Another huge cost factor is the increase in insurance premiums. According to CAI’s recent reports, over 90% of community associations nationwide have seen increases in property and casualty insurance premiums, with many facing policy cancellations or reduced coverage options.
"In Nevada, master-planned communities with expansive common areas often face higher premiums and deductibles, while smaller HOAs may struggle with limited bargaining power and fewer resources to manage these challenges. And finally, ask what they’re doing to upgrade tools and services for boards and residents."

What concerns do new communities often raise?

"One of the most frequent concerns we hear is that boards don’t know what’s going on in their community. They’re not getting throughout the week and often have to ask for information. That’s not how it should be. Communication and transparency are non-negotiable."
