Beth, what did Hurricane Harvey teach you about managing communities in Houston?

"Harvey taught me that being prepared is key. When floodwaters rise, your preventative maintenance plan, vendor list, and communication channels can’t be theoretical - they must be tested, simple, and ready. During Harvey, I managed over 400 single-family homes, and more than 130 properties had five feet of flood damage. We built schedules for dry-outs, remediation, and safety inspections while tracking costs tightly for boards and owners. Houston’s reality is that extreme weather can return; boards need clear playbooks and A/B/C contingencies, so decisions aren’t made in panic."

"SB 711 enhances transparency and standardizes processes, especially for condominiums and HOAs using management companies. It requires posting governing documents online, updating management certificates, and adds guardrails to ARC procedures.

Other updates include political gatherings in common areas (HB 621), grace periods under watering restrictions (HB 517), and recognition of solar roof tiles (HB 431). We help boards operationalize these changes, such as with portal upgrades, notices, and workflows, so they stay compliant while counsel handles interpretation."

Trust during a transition is key. How do you build confidence with new communities?

"I use the wheel-and-cog analogy. There are many moving parts - financial handoff, data migration, vendor onboarding, policy alignment. Our job is to keep the wheel turning smoothly while engaging residents and boards, so they see who’s doing what, when, and why. We start with a 90-day transition plan, weekly touchpoints, and quick wins: a communication cadence, a maintenance calendar, and immediate response SLAs. Trust grows from visibility and follow-through."

Your background includes a family line linked to the Texas Rangers, and a “detective’s eye” for problem-solving. How does that show up in day-to-day management?

"I grew up on stories of lawmen solving tough problems across Texas. That stuck with me. In property management, I’m constantly asking: What’s the root cause? A leak might be pressure variance, a compliance issue might be unclear policy, a budget variance might be timing or coding. I enjoy reading legislative updates, especially around the Texas Property Code, because it points to where the market is headed and how to resolve issues the right way."

What’s your advice to Houston boards for the next 5-10 years?

"Start early, stay simple, and communicate.
  • Start early: Refresh reserve studies, plan amenity lifecycles, and model extreme-weather scenarios. Houston will test you.
     
  • Stay simple: Keep maintenance plans routine and visible; complexity kills momentum.
     
  • Communicate: Use one login and multilingual support to reduce friction. Residents deserve clarity; boards deserve clean data.
