Skypoint Condominium, which is managed by FirstService Residential, Florida’s leading property management company, was recently recognized by the Florida Public Service Commission (FPSC) with the Triple E Award for its energy efficiency efforts. The mixed-use building is both the tallest and newest condominium in downtown Tampa.

In 2014, FS Energy, a division of FirstService Residential, assessed Skypoint top to bottom – paying particular attention to the building’s mechanical and electrical systems and its utility bills. The result was a recommendation to upgrade the building’s lighting to LED to increase efficiency while reducing consumption and carbon emissions. Over the months that followed, Skypoint underwent an extensive LED upgrade, which is expected to result in an annual savings of 441,924 kilowatt hours of electricity – about $48,600 per year.

Each month, the FPSC presents its Triple E Award to a local business that has accomplished superior energy efficiency and, in turn, reduced its energy footprint. Recipients must be nominated for the award in order to be considered.

“Today's high-residents and association members expect us to help them maximize their budget and enhance their lifestyles, while minimizing impact on the environment. The upgrades and changes we made fulfill all of those needs,” said Scott Bole, FirstService Residential Community Association Manager for Skypoint.

Skypoint’s energy efficiency efforts did not end there. The building also participated in Tampa Electric’s Commercial Non-Conditioned Space Lighting Rebate Program by upgrading its lighting on the exterior of the building, parking garage and loading dock. By installing new energy-efficient lights, the building’s greenhouse gas emissions were significantly reduced. The carbon dioxide savings alone was equivalent to removing approximately 57 cars from the road for one year.

“FirstService Residential and FS Energy share a commitment to sustainability and energy and water conservation, both for cost savings and to reduce the carbon footprint of the associations we manage. Part of that commitment is continuing to establish and encourage green practices and conservation efforts,” said Chris Normandeau, director, FS Energy. “Skypoint is the perfect example of a community that was empowered by the information we provided. The result not only benefited its bottom line, it also improved lighting and reduced needed maintenance, while benefiting the environment.”
