Six phases, One Project

Phase 1

FSPM_IL-Smart-Construction-Wheel-3.png Feasibility Study - comprehensive evaluation of the project. The initial stage of any project is crucial, as it sets the tone for the project. To ensure a smooth capital improvement project we bring our team of architects, engineers and sub trades together to establish the project overall anticipated project scope, budget, schedule, and logistics.
 

Phase 2

Project design/specification development – Once your board has approved the feasibility study, our team will move forward with the full management of the selected architectural and engineering team. It is this team that will ensure all project files, permits and other construction elements are overseen from the day of groundbreaking to final walkthrough.
 

Phase 3

Competitive bid solicitation – At this point the sub-trade selection begins, our team will engage with qualified contractors that have proven track records of success in their respective trade. The bid process is comprehensive and competitive.
 

Phase 4

Open book competitive bid solicitation review phase – Our team provides the association board members with a comprehensive open book review and approval of all submitted qualified sub trade proposals received during the bidding solicitation phase. At this the board will all service fees associated with the project. The cost analysis break down shows the board how every dollar will used for the project.
 

Phase 5

Construction begins! - Upon the homeowner association board’s approval, FirstService Project Management will break ground on the project. As the project manager, we will adhere to what was approved by the board and ensure that all sub-trades are following the engineer designed specifications. We pride ourselves on clear and consistent communication from the beginning of the capital improvement project to the close-out. Throughout the construction process our team will be responsible for all aspects of the project including:
  • Construction permit procurement
     
  • Scheduling (contractors, inspections etc.)
     
  • Onsite project management
     
  • Health and safety of workers and project space
     
  • Weekly reporting to the community association manager and association board
     
  • Financial accounting related to the project

Phase 6

Congratulations! Construction is complete -  At this point, your construction project is complete. During this phase our team will perform final punch list items and submit a complete file detailing all work completed, along with applicable manuals, warranties, and final billing.
