Initial project conception and analysis

FirstService Project Management simplifies the pre-construction phase for condo associations, by managing the entire process from bid solicitation to drafting proposals. Our tenured team conducts contractor interviews and negotiate costs with all contractors. We coordinate with engineers and architects to determine project specifications. During the project, we handle construction payouts, supervise the daily work of contractors, manage the owner/architect/contractor (OAC) meetings, and handle documentation and warranties. We make certain all permits are filed in accordance with city or municipal guidelines to ensure a smooth construction project from start to finish.
 

Project supervision and communication

As your dedicated capital project partner, FirstService Project Management performs routine construction site visits, reviews contractor work schedules, payment requisitions, and change orders. We attend all necessary project meetings on-site and continuously evaluate the status of subcontractors. Our project managers create weekly project reports and advise the community association manager and association board on any issues requiring alternative actions or decisions. If there are any project-related conflicts, we will assist in resolution. FSPM also handles communication with homeowners to keep residents updated on when they may be impacted by the capital improvement project. It is always our goal to minimize disruptions to residents and building operations as much as possible.
 

Project Completion

At the completion of your project, we present a comprehensive project report known as “The Book,” which includes thorough descriptions of the work, progress reports, financial updates, a chronological photo history of the project, and a final summary.
