Florida active adult communityFlorida's active adult communities have undergone a remarkable transformation over the past decade. What were once viewed primarily as retirement destinations have evolved into dynamic, amenity-rich communities centered around wellness, social connection, hospitality, and lifestyle experiences.

As resident expectations continue to rise and operational complexities increase, boards are tasked with balancing financial stewardship, long-term planning, and delivering the vibrant lifestyle homeowners expect.

Florida active adult community trends, emerging challenges, and expert advice for boards: An interview with Sy Windell

We spoke with Sy Windell, Vice President of Master-Planned Communities at FirstService Residential, about the trends shaping today's active adult communities, the challenges boards are facing, and the strategies that can help communities thrive for years to come.

How have active adult communities in Florida changed over the last decade, and what new challenges are boards facing today?

"The most significant shift over the past decade has been the evolution of active adult communities from traditional retirement destinations to vibrant, amenity-rich environments centered on lifestyle, active living, health, and wellness. This in turn has also broadened the buyer profile and heightened the sense of home through hospitality-minded service delivery."

In your experience, what are the most successful HOA boards of active adult lifestyle communities focused on right now?

"Fiscal responsibility remains a top priority for boards as they navigate rising operating costs while staying relevant in the active adult community space. This holds true with the current increased costs over a broad range of areas.

Balancing these costs to oversee that the value proposition remains attractive for every current and future homeowner, coupled with maintaining lifestyle programs, service delivery and increasing home values are key focuses.

As communities mature, boards are increasingly challenged to preserve what attracted residents in the first place while also adapting to changing expectations, economic realities, and evolving market conditions. Those that are most successful recognize that maintaining community value requires both operational discipline and a commitment to enhancing the resident experience."

Many homeowners view their home as one of their largest investments. How does having the right property management company impact long-term property values?

"The impact of having the right management company extends far beyond preserving property values and physical assets. It is also reflected in the sense of home and community that residents experience every day. The right management partner helps safeguard the community’s financial health, governance, resident experience and long-term strategic vision to support maintaining and increasing home values over time.

Equally important, management companies that foster a strong sense of community can have a meaningful influence on home values. Residents who take pride in their community are more likely to maintain their homes, enhance curb appeal, and contribute to a thriving neighborhood that remains attractive to both current and prospective homeowners.

Property values are influenced by far more than market conditions. The condition of common areas, the quality of amenities, financial stability, resident satisfaction, and the overall reputation of the community all contribute to making a neighborhood desirable for current and prospective homeowners."

How can boards tell whether their property management company is helping them think strategically versus simply handling day-to-day operations?

"A board that is constantly managing immediate issues and responding to day-to-day challenges may feel as though it is always operating in reactive mode, with little discussion about long-term goals or future priorities.

On the opposite side of the coin a strategic management partnership is characterized by a clear, active plan for the community's future, regular progress updates, and a shared vision that guides decision-making.

Boards should ask themselves an important question: Are most meetings focused on solving today's problems, or are they also focused on preparing for tomorrow's opportunities and challenges? Strategic management goes beyond execution and helps establish a clear vision for the future of the community."

What trends do you believe active adult community boards should be preparing for today that will shape communities over the next five to ten years?

"As costs continue to rise and association dues increase, so do the expectations of the homeowners. Residents are seeking more personalized, hospitality-minded service, diverse amenities, and lifestyle programming with a strong emphasis on health, wellness, and social engagement. At the same time, boards are expected to demonstrate long-term financial stewardship and resilience while continuing to deliver a high-quality resident experience.

Technology will also play an increasingly important role in shaping the communities of the future. From integrated access control systems and amenity reservations to AI-assisted customer service that can quickly address routine questions, digital solutions will help communities operate more efficiently while enhancing convenience and service for residents."

For board members navigating both HOA responsibilities and a CDD structure, what should they be looking for in a management partner?

"Boards need a partner with a depth of resources and expertise that understands the complexity of the governance structure as well as the regulatory and statutory requirements that can guide them through these complexities.

Additionally, they must have strong financial stewardship, a vendor management platform, effective communication skills that enhance the collaboration between the community and boards and a long-term strategic vision for the community.

Communities that operate alongside Community Development Districts (CDDs) often face additional layers of complexity. Boards benefit from partners who understand not only day-to-day community operations, but also the governance, financial, and compliance considerations that arise when multiple entities work together to serve residents."

If you could give one piece of advice to every active adult community board in Florida today, what would it be?

"The most effective boards are aligned around a shared vision for their community's future. They have a clear strategic plan that addresses both immediate needs and long-term priorities, providing a framework for thoughtful, informed decision-making.

When boards understand how today's decisions will impact the community two, three, or even five years down the road, they are better positioned to protect property values, enhance the resident experience, and set the community up for long-term success."

Looking Ahead: Preparing Florida active adult communities for long-term success

The most successful active adult communities don't simply react to change—they plan for it. From rising resident expectations and increasing operational costs to advances in technology and evolving lifestyle preferences, today's boards have more to manage than ever before.

As Sy Windell points out, long-term success begins with alignment, strategic planning, and a clear vision for the future. Communities that balance strong financial stewardship with exceptional resident experiences will be best positioned to protect property values, maintain their competitive advantage, and continue delivering the vibrant lifestyle that today's active adult homeowners seek.
