Completed in 1909, 36 Gramercy Park East is a high-end condominium property and a designated New York City Landmark. The board retained FirstService Project Management to oversee restorations, repairs, replacements, and installations throughout the building.
Our team facilitated major repairs, including restoration of the building’s grand entryway, sidewalk, and vault replacement, restoration of historic armored knight statues, and the installation of new gas-powered lanterns. The team also oversaw the complete replacement of more than 800 windows throughout the building and commissioned custom stained-glass windows to match historic fittings.
Located in Kips Bay, Manhattan, East Midtown Plaza is a high-rise Mitchell-Lama complex comprising 522 units. The building was completed in 1975 with an on-site playground, meandering walkways, and two large plazas.
FirstService Project Management was retained to complete emergency repairs and restorations at the building’s parapet. Our team partnered with the building’s attorney to hire a contractor with an insurance policy that complied with strict guidelines enforced by the Department of Housing Preservation and Development (HPD). Repairs and restorations were completed within six weeks and East Midtown Plaza continues to rely on FirstService Project Management for capital projects oversight.
Located on Manhattan’s Upper West Side, Goddard Riverside is a 27-story rental building completed in 1967. FirstService Project Management was retained after a Local Law 11 facade repair project had already commenced and largely exceeded the owner’s budget and anticipated timeline.
Our team successfully salvaged the project and facilitated completion within three months. We also saved the owner $35,000 in project costs by negotiating favorable rates and eliminating superfluous line items in the construction contract. The project’s success led to additional projects at the property, including a major parking garage renovation.
100 United Nations Plaza is a 51-story luxury residential tower with 267 condominiums, 22 penthouse units, and spacious outdoor terraces that form the property’s distinct pyramidal crown. The condominium board sought to renovate the building’s porte-cochère lobby, which faces the United Nations’ formal gardens and member nation flags, to improve lighting and elevate an aging design. The lobby overlooks an 11,400-square-foot, multi-level garden and plaza with water features and lush landscaping, which board members feared would be obscured and possibly damaged by a prolonged renovation project.
FirstService Project Management worked closely with the board to schedule the renovation in phases to mitigate any disruption to building residents. This included detailed, frequent communications, and particular care to reduce obstruction of the elegant garden.
The new lobby features smart-tech Lutron light fixtures that automatically adjust to morning, evening, and overnight settings, and consume less energy than a typical lighting system. To address inconsistent border tiling, dark terrazzo flooring was installed to contrast the lighter porcelain. Our project management team also oversaw the installation of brass trim between tiles to elevate the lobby and to complement brass elements located throughout the space.
Kips Bay Towers, designed by celebrated architect I.M. Pei, is a high-end condominium complex with two 20-story buildings. The board was faced with a significant increase in maintenance and operational costs stemming from the deterioration of ceiling tiles, carpeting, and flooring throughout the building. The lighting fixtures were also outdated and not energy efficient.
FirstService Project Management was retained to oversee lobby revitalization and worked closely with Philip Koether Architects to preserve Pei’s balance of city and nature. Our project management team oversaw replacement of existing flooring with durable, elegant, and low-maintenance natural stone materials that extended to the exterior promenades. In the building’s lobby, a custom ceiling and energy-efficient lighting were installed to help reduce operating costs.
To elevate the resident experience, the existing concierge desk was replaced with a marble design, a dedicated package room was constructed to declutter the lobby, and original features of the lobby were restored to conditions that honored the architect.
