Property management in the Carolinas: Expert insights from Dennis C. Abbott, CMCA®, AMS®, PCAM®

Tuesday October 28, 2025
carolinas property managementThe world of community management is undergoing a profound transformation. Boards are confronting rising costs, complex regulations, and a wave of new technologies. New start-ups promise solutions via automation, while local firms emphasize the importance of neighborhood connections. This has fueled an ongoing debate: should communities choose the personalized touch of a smaller firm or the robust resources of a large company?

As industry experts point out, this “either-or” thinking is outdated. Today’s challenges - insurance crises, reserve funding mandates, sustainability upgrades - are too interconnected for a single approach. Success now demands both: deep local expertise and enterprise-level support. That’s why FirstService Residential continues to expand in the Carolinas with a unique model that brings together local experts and enterprise-wide solutions.

We sat down with Dennis C. Abbott, President of FirstService Residential Carolinas, to explore what this means for communities across North and South Carolina.

A Q&A with Dennis Abbott on modern property management in the Carolinas, from Raleigh to Charleston

What makes the Carolinas unique in terms of community management needs?

"The Carolinas offer incredible diversity. From hurricane-prone coastal communities to urban high-rises in Charlotte, resort-style neighborhoods in Hilton Head, and mountain communities in Asheville, each area has distinct priorities. Boards need a partner who understands these nuances and can adapt quickly."

Can FirstService provide a manager who knows my market?

"Absolutely. Our property managers are local experts deeply rooted in their neighborhoods. They know your municipal requirements, vendor networks, and weather patterns. Unlike smaller firms, these managers aren’t working alone, they’re backed by specialized teams and enterprise resources."

What happens when a local property manager leaves a smaller company?

"That’s a major vulnerability. We’ve seen communities left without support for weeks. At FirstService, multiple team members know your property, and standardized systems ensure continuity."

Many boards think they must choose between local expertise or good technology. Is that true?

"Not at all. That thinking hurts communities. You need both. Our model combines local know-how with advanced platforms for financial transparency, communication, and compliance."
At FirstService Residential, we are proud to offer proprietary property management technology solutions, including:
  • FirstService Residential Connect™: Connect is an intuitive platform that simplifies property management for residents, board members, and managers. Accessible anytime from any device, it enables users to manage accounts, book amenities, submit service requests, and access community information. For board members, it offers tools to review reports, monitor operations, and communicate effectively. Connect streamlines processes, making community management more efficient and convenient.

  • HODA®: HODA®, our 24/7 Homeowner Digital Assistant, provides instant support via text and website chat. Integrated with Connect, it handles inquiries like account balances, amenity bookings, and service requests, resolving most issues on first contact. By enhancing communication and simplifying tasks, HODA allows property managers to focus on broader community needs while improving the resident experiences.

How do reserve study regulations affect communities in NC and SC?

"Reserve funding mandates are gaining traction. Communities that fail to plan risk financial instability. We help boards implement proactive strategies to meet these requirements."

What role does FirstService play in legislative advocacy?

How do you tailor services for luxury vs. active adult communities?

"Luxury high-rises demand concierge-level service and advanced safety and security, while active adult communities often prioritize lifestyle programming. The facilities and amenities maintenance between these two types of communities requires very different strategic approaches and knowledge sets because the internal structure of these facilities is engineered differently. Risk mitigation also varies significantly. For example, educating owners in a luxury high-rise on building protocols in case of a fire is very different from procedures used in a clubhouse."

What are the biggest challenges new communities face?

"Lack of follow-through of assigned responsibilities, poor communication, and manager turnover. We address these with robust training and support systems."

How do you see sustainability shaping future management?

"Solar installations and EV charging stations are becoming standard. We help boards navigate these upgrades while balancing cost and compliance."

What keeps you passionate about this work?

"I grew up in Florence, SC, moved to Charlotte in 1986, and started my own management company three years later. I love seeing communities thrive. Outside of work, I enjoy golf, running, and time with family and church."
