The renovation added an updated aesthetic to each floor which not only positively impacts overall resident property satisfaction but property value as well.

Gold Coast, Chicago
FirstService Project Management, FSPM was engaged by the Board of Directors for the Gold Coast Condo Association to oversee the required inspections and post-tension tendon repairs for their parking garage. FSPM coordinated with the approved engineer to oversee inspections of the second, third, and fourth garage floor levels. It was determined that post tension tendon repairs were identified on the 2nd floor, as well as a host of concrete repairs.

Gold Coast, Chicago
FirstService Project Management was engaged by the association board at a Gold Coast association to provide construction management services for the modernization of six traction elevators. All six elevator cabs were original to the building, which was built in the late 1960s. To ensure the safety of residents and continued building efficiency the board decided to undergo a full elevator modernization project.
Key components of project:
- Recondition the hoisting machines
- Installation of new drives, controllers, guides, traveling cables, entrance locks, door operators, safe-edges, car enclosures, operating station, corridor push buttons, direction lanterns, and emergency lighting
- Entrance frames retained with new rollers installed and track reconditioning
- New cab interiors installed
- Fully enclose the machine rooms in the penthouse per current code
- New lighting installed in the machine rooms in the penthouse
- Two air conditioning split systems installed
- Corridor call buttons lowered per code which involved cutting in new back boxes in each of the elevator landings
- Fire/smoke detectors installed in each elevator landing and integrated into a fire alarm recall system and a new fire status panel
- New lights installed in the elevator pits along with convenience service power outlets.










Highland Park, IL
FirstService Project Management partnered with a homeowners association in Highland Park to plan and manage the masonary repair of 16 balconies at a four-story residential community buidling. The FSPM team was tasked with replacing the failing piers and railings at the 4th floor level with new cast stone piers and railings.

- Re-coating the 4th floor balcony surface

After years of observed settlement issues a Geotechnical Engineer was hired to perform soil investigations. The findings revealed the soil was not suitable to support the buildings. To remedy the issue, it was recommended that the board install piers to help stabilize and underpin each building’s existing walls or columns.

FirstService Project Management was engaged by this historic, 9-storyLincoln Park Condo Association to manage a Full Common Corridor Renovation. This project was comprised of two key improvements, safety enhancements and esthetic enhancement. FSPM ensured overall fire safety for residents with the installation of an entire building wide fire alarm and sprinkler system. Bright exit signs were installed to ensure all residents are able to clearly identify the nearest exit in the case of an emergency.
The installation of new coffered ceilings, crown molding, wainscoting, wall paper, and paint enhanced the overall esthetic of the property, adding to property value and resident satisfaction.

FirstService Project Management was engaged by a 12-story high-rise in Chicago’s South Shore neighborhood to manage a fire door replacement project. This project ensured that homeowners would be able to safely use fire doors in the event of an emergency. The project included removing non-code compliant doors, frames, and side lights from fire doors.

- Rework openings (carpentry, masonry, and sealant) to accept new doors
- Installation of new code compliant fire doors, frames, side lights, and hardware
