All items are tracked in a master document and related materials and punchlists are shared via a secure drive. For investors and owners acquiring a property, we perform building-wide inspections of public spaces (corridors, elevator cabs, etc.) during due diligence and submit a punchlist report to the developer on your behalf. Once all issues outlined are replaced or remedied, our team inspects each area of work to ensure all punchlist items are completed.

To minimize potential unit buyer punchlist items, we perform post-construction unit walkthroughs after contract signing but prior to closing. Any uncovered deficiencies and inconsistencies can be addressed before the buyer walkthrough occurs.
Buyer walkthroughs
We perform buyer walkthroughs and provide ownership with comprehensive reports with images and descriptions of any outstanding items that need to be addressed. The punchlist is subject to ownership approval and distributed to the appropriate legal team to be included in the closing documents.
Letter of completion
We recommend distributing a letter of completion upon punchlist completion or if a unit owner submits an alteration agreement while punchlist items remain open. Sent in conjunction with an alteration approval, the letter accompanies a list of remaining punchlist items for which the developer is responsible.
