Orange County, May 9, 2013 —FirstService Residential, formerly known as Merit Property Management, announces today the promotion of Todd Beebe, CCAM, to General Manager of Rancho Mission Viejo.  Upon completion, Rancho Mission Viejo will include more than 14,000 homes, a gated active adult neighborhood, a sports field, neighborhood parks, access to trails, a 10-acre retail center and recreational facilities among many other amenities.  

In his role as General Manager, Beebe works closely with the Rancho Mission Viejo Board of Directors with responsibilities for daily operations and also oversees a team of full and part-time staff.  The position includes budgeting, spending, contracts, agreements, staff management, resident relations and other related duties. Beebe transitioned to the position on April 1, 2013.

Beebe has more than 15 years of HOA industry experience. Prior to his current role, Beebe worked as the Executive Director of Ladera Ranch Maintenance Corporation for more than 10 years where he had oversight of all on-site staff, worked directly with the board of directors on all Civil Code compliance issues and oversaw day-to-day operations.

Beebe holds the professional designation of Certified Community Association Manager (CCAM) from the California Association of Community Managers. He attended Pepperdine University and received a Bachelor's Degree in Business Management. Beebe lives in Ladera Ranch with his wife of 15 years and three children. Beebe also sits on the board of directors for Stoneybrooke Christian School.
